Working With Michelle,
in Plain English
Real estate changed in 2024: fees are negotiated in writing, up front, every time. This page says exactly what you get, how compensation works, and what you sign — before you ever pick up the phone. No jargon, no surprises.
If you’re selling
- Pricing from evidence — your list price is built from live MLS comparables, not a website estimate.
- Professional presentation — professional photography and listing video, on the MLS and everywhere buyers look.
- A real marketing campaign — multi-platform social distribution for your listing, not a sign in the yard and a prayer.
- Negotiation and closing — offer strategy, inspection and appraisal negotiation, and transaction management to the closing table.
- Your costs in writing first — the listing agreement spells out the fee and every service it covers before you sign.
If you’re buying
- Search that never sleeps — Maya, the site’s concierge, searches live MLS by voice or chat 24/7; Michelle follows up personally.
- Someone on your side — showings, pointing out problems you might miss, offer strategy, and negotiation on price and terms.
- The paperwork handled — contracts, deadlines, inspections, appraisal, and closing coordination.
- The agreement explained line by line — you’ll sign a buyer representation agreement before touring; Michelle walks you through it and the terms are negotiable.
- Trilingual service — English, Spanish, and Portuguese.
What it costs — the honest version
Commissions are negotiable, always. They are not set by law, by Coldwell Banker, or by any association. Since the 2024 industry settlement:
- Buyers agree to their agent’s compensation in writing, before touring.
- Sellers decide case by case whether to offer compensation to the buyer’s agent — it can make a listing more attractive, and it is a negotiating lever, not a rule.
- Every dollar is on paper before work begins. If you don’t understand a line, it gets explained until you do.
Ask Michelle for her fee directly at (940) 273-4848— you’ll get a straight answer and a written breakdown, not a script.

Straight answers
How much does it cost to work with a real estate agent in 2026?
Real estate commissions are fully negotiable and are not set by law or by any board. Since the industry changes of 2024, every fee is agreed in writing before work begins. Michelle explains her fee and exactly what it covers at your first conversation, in writing, before you commit to anything.
As a buyer, do I have to sign something before touring homes?
Yes. Buyers nationwide now sign a written buyer representation agreement before touring homes with an agent. It states what the agent will do for you and how the agent is paid. Michelle walks through every line with you first, and the terms are negotiable.
Who pays the buyer’s agent?
It is negotiated for each transaction. Sellers may offer to cover buyer-agent compensation to attract more buyers, or the buyer may pay it directly, or it can be negotiated as part of the offer. Michelle puts every option on the table in writing so you can compare the real numbers.
What does Michelle actually do for sellers?
Pricing analysis against live MLS comparables, professional photography, listing on NTREIS MLS, a multi-platform marketing campaign including listing videos and social distribution, showings and open houses, negotiation of offers, and management of the transaction through closing.
Is the AI concierge on this site giving me real information?
Maya, the site’s concierge, only quotes live MLS data and verified sources — she is built to say “I don’t know” rather than guess. And every conversation is followed up personally by Michelle, a licensed agent (TX #0724260). AI speed, human verification.
