Westlake is the wealthiest municipality in the DFW metroplex by every measurable metric. The median household income exceeds $350,000. The median home price is $3.04M, up 12.5% year-over-year. And Vaquero, the flagship gated community, contains some of the most valuable residential real estate in Texas.

This is not a market for casual buyers. Here is what you need to know.

The Geography

Westlake occupies approximately 7 square miles between Southlake and Keller in the northeast corner of Tarrant County. The town was incorporated specifically to maintain low density and residential exclusivity. The population is approximately 1,700. There are no big-box retailers, no strip malls, and no apartment complexes. This is by design.

DFW Airport is 15 minutes south. Southlake Town Square is a 5-minute drive. The location delivers maximum convenience with maximum privacy.

Vaquero: The Flagship

Vaquero is a 525-acre gated community with approximately 370 home sites. The centerpiece is a private Tom Fazio-designed golf course ranked among the top courses in Texas. Annual membership is by invitation, with initiation fees starting at $150,000.

Homes in Vaquero range from $2M to $15M+. The median sale price in 2025-2026 was approximately $3.8M. Lot sizes range from 0.5 acres to 3+ acres. Architecture spans Mediterranean, French Country, transitional modern, and Texas ranch contemporary. All construction must be approved by an architectural review committee.

The community amenities include a 40,000-square-foot clubhouse, resort pool, fitness center, tennis courts, spa, and multiple dining venues. Vaquero operates as a self-contained lifestyle, and many residents rarely leave the gates for day-to-day activities.

Beyond Vaquero

Westlake is not exclusively Vaquero. Several smaller gated and non-gated communities offer entry points from $1.5M to $3M. Stagecoach Hills features estate lots on 1 to 5+ acres with equestrian facilities. Granada and Glenwyck Farms offer luxury homes in the $1.5M to $2.5M range with smaller lot sizes.

These communities share the same Westlake advantages: Carroll ISD access, low density, and the town's aggressive approach to maintaining residential character. Zoning restrictions ensure that commercial development remains minimal.

Schools: Carroll ISD and Westlake Academy

Westlake feeds into Carroll ISD, the same "A" rated district that anchors Southlake's property values. Students attend Carroll Senior High School, consistently ranked among the top public high schools in Texas.

Additionally, Westlake is home to Westlake Academy, a tuition-free public charter school offering the International Baccalaureate (IB) program from PK-3 through 12th grade. Westlake Academy is open to Westlake residents by right and to non-residents by lottery. The IB program's emphasis on critical thinking, multilingual education, and global perspective attracts families who want an alternative to the traditional Texas public school model.

Having access to both Carroll ISD and Westlake Academy gives Westlake families a dual-track education option that exists nowhere else in DFW.

Property Taxes and Carrying Costs

Westlake's effective property tax rate is 1.85%, the lowest among the 20 cities in our service area. On a $3.04M home, the annual tax bill is approximately $46,100 after homestead exemption.

Total annual carrying costs for a typical Vaquero estate include property taxes ($46,000+), HOA and club dues ($25,000 to $40,000), insurance ($8,000 to $15,000), landscaping ($12,000 to $24,000), and pool maintenance ($4,000 to $8,000). Budget $100,000 to $130,000 annually in non-mortgage carrying costs for a $3M+ property.

These numbers filter the buyer pool aggressively, which is exactly what sustains the market. Vaquero and Westlake attract C-suite executives, business owners, professional athletes, and generational wealth. The financial barrier creates the exclusivity that drives the 12.5% annual appreciation.

Why It Outperforms

Westlake's 12.5% year-over-year appreciation outpaces every established luxury market in DFW. The explanation is supply. With approximately 600 total residential properties in the entire town and fewer than 15 to 20 homes on the market at any given time, demand consistently exceeds supply.

New construction is extremely limited. Remaining buildable lots in Vaquero sell for $500,000 to $1.5M before any construction begins. The town does not annex new territory. Growth is fixed.

For buyers who can clear the financial threshold, Westlake and Vaquero represent the most defensible luxury real estate investment in the DFW metroplex. The combination of Carroll ISD, gated exclusivity, and structural supply constraints creates a floor under values that is difficult to find in any other North Texas community.
